"But it's a brand-new house..."

I hear that all the time when buyers are deciding whether to have a home inspection.

This photo is an inspection report for a newly constructed home, and as you can see, it's anything but short.

That doesn't mean the builder did a poor job. It means the inspector did exactly what they were hired to do: thoroughly document everything they observed, from cosmetic touch-ups to safety concerns, incomplete items, and recommendations for future maintenance.

Every home has imperfections. A century-old home will have them. A home completed yesterday will have them too.

The goal isn't to find a "perfect" house because it doesn't exist. The goal is to understand what you're buying, determine which items matter most, and negotiate repairs or corrections when appropriate.

Don't judge a home by the thickness of its inspection report. Judge it by the significance of the findings and whether you're making an informed decision.

That's why I always encourage my buyers to invest in a quality home inspection, no matter the age of the home.

Buying and selling a home is a big undertaking. Doing both while preparing for a cross-country move and a new season of life is something else entirely.

One of the greatest compliments I can receive isn't about how quickly a transaction closes or how well negotiations go. It's hearing that my clients felt steady throughout the process.

From there, we got to work learning the unique aspects of the process together, breaking down the extra steps involved, and building a strategy that would help them move forward confidently. It took a little extra preparation upfront, but once we had everything lined up, things moved quickly.
