MAY MARKET UPDATE | EASTSIDE
The May numbers are in, and the Eastside market continues to move toward a more balanced environment.
Inventory and months of supply reached their highest May levels in more than a decade, giving buyers more options and flexibility. At the same time, homes that were properly prepared and strategically priced continued to perform well, with more than 40% selling at or above list price.
Residential Market
• Median sold price: $1,510,000 (down 8% year over year)
• Active listings increased 27%
• Pending sales declined 8%
Condominium Market
• Median sold price: $661,500 (down 9% year over year)
• Active listings increased 17%
While these figures may suggest a cooling market, demand remains healthy for desirable homes. The Eastside is becoming more balanced rather than weak, creating opportunities for buyers while continuing to reward sellers who position their homes strategically.
