March saw good signals of a recovering market as inventory counts and average pricing increase year-to-date. Post tax season and better weather will likely motivate many new Sellers and Buyers as long as interest rates see more positive days ahead.

The outlook for the Washington RE market looks promising going into Q2. Homes that are priced at market value are still seeing some bidding wars, however buyers as a whole are in a more advantageous position than this time last year. For buyers having difficulty with out of pocket costs, there is a ton of opportunity for seller paid closing costs.

Through February we continued to see a softening housing market compared to this time last year! March and April saw the peaks of the hot market here locally in WA last year and so, the next few months stats will likely continue to reveal exactly how much the market has slowed.

News of bank failures and unease across all financial markets in addition to the sentiment of continued interest rate hikes have been big drivers for demand and supply recently. We are hopeful to see more balance between the two for the long-run.

All things said, this "slowing" market provides greater opportunities for Buyers to negotiate and get some costs taken care of by Sellers. Something that simply didn't exist for the greater half of 2022.

Both major areas of Washington State saw overall decreases in average prices compared to a year ago. Total closed sales are down for the month, however pending sales seem to be picking up at a noticeable rate. Interest rates will continue to be a major indicator for demand moving forward.

Buyer's now have much more room to negotiate terms in their favor. In many cases, receiving credits from Sellers to pay for a significant portion of total closing costs.

The next few months will likely show the true nature of the Washington market as compared to the extremely hot market we saw a year ago.
