A smooth closing is not the norm — it’s the exception. And I don’t take it for granted.

In today’s market, working with a competent, professional agent on the other side of a transaction is genuinely rare. So when you find one? It changes everything.

It’s a buyers market — and if you’re not negotiating strategically, you’re leaving money on the table.

Most buyers go straight for a price reduction. Here’s the thing: that’s usually the least powerful move you can make.

These 3 asks will save you far more — both at closing and every single month.

1. Get your full closing cost quote from your lender before you negotiate anything.
Closing costs — lender fees, title, upfront insurance, prepaid taxes — typically run $8K–$15K+ on top of your down payment. Know your exact number first. Without it, you’re negotiating blind.

2. Ask for a seller credit instead of a price drop.
Sellers can contribute 3–6% of the purchase price toward your costs. On a $600K home, that’s up to $36K back in your pocket. A $20K price reduction saves you roughly $100/month. That same $20K as a seller credit? Can fund a rate buydown worth hundreds per month in savings. Credits win almost every time.

3. Use seller credits to buy down your interest rate.
This is the move right now. Rates have room to negotiate and sellers are motivated.
• Temporary buydown (2-1): Seller pays to drop your rate 2% in Year 1, 1% in Year 2. Your payment could drop $200–$500/month early on — right when it matters most.
• Permanent buydown (discount points): On a $600K home with 20% down, $9,600 in seller-paid points can drop your rate by 0.50% and save you ~$155/month for the life of the loan.​​​​​​​​​​​​​​​​

In today’s market, sellers want to close. Use that. Structure the deal so it works for your budget long-term — not just your offer price on paper.

🔑 JUST SOLD | Federal Way — and we EARNED this one! Let me paint you a picture: it’s been 46 days since they wrote the offer… this is a buyer who had us holding our breath more times than I can count, and approximately 82 conversations that started with “so…what’s going on here, are we back to square one?”

We were not. (Thank goodness.)

We navigated every bump, every curveball, and every almost-back-to-market moment until we finally, finally made it to the closing table.

My sellers? Absolute MVPs. The patience they showed through all of this was truly something special — and I don’t take that trust lightly!
