Some of my favorite remodels are the ones where you can't quite tell what's new.

Not because the updates are hidden, but because they belong.
A thoughtfully remodeled Northwest home might pair original cedar ceilings with a beautifully updated kitchen. Or preserve a stone fireplace while introducing cleaner lines and more functional living spaces.

The best renovations don't always erase what came before. They recognize what's worth keeping and find ways to make the home work beautifully for today. There's something special about a house that feels both familiar and fresh.

When buying a home in a managed community, it's important to look beyond the monthly dues. What do those dues cover? How healthy are the association's reserves? Are major repairs being planned? Are there rental restrictions or other community rules that could affect how you use the property?

These details can make a meaningful difference in your ownership experience. A well-run HOA can be a real asset. But understanding the financials, responsibilities, and restrictions before making a final commitment is essential.

Two homes with the same price tag can have very different costs of ownership.

It's something I always encourage buyers to think about.
A beautifully updated home might have higher HOA dues. An older home might need a roof in a few years. A larger property could mean more landscaping and maintenance. And then there are property taxes, insurance, utilities, and the everyday expenses that don't always show up in the listing photos.

None of these things necessarily makes one home a better choice than another.

But understanding the full picture helps you make a decision you'll feel good about long after closing day.
The goal isn't just finding a home you love. It's understanding what owning it will look like.

Some homes have a way of making you want to stay awhile.

There's something about a classic Craftsman that never seems to go out of style. The substantial front porch. The beautiful woodwork. The thoughtfully defined rooms. These homes weren't necessarily designed around today's trends, and that's part of their appeal.

I especially love seeing a Craftsman where the original character has been preserved while the kitchen, bathrooms, and everyday living spaces have been thoughtfully updated.

It's a wonderful reminder that a home doesn't have to be brand new to feel beautifully current.

October might be the month the Pacific Northwest does best.

The mornings are cooler. The trees are putting on a show. The trails smell like cedar and wet leaves, and somehow that first cup of coffee tastes a little better when it's gray outside.

And around Issaquah, we're lucky enough to have all of it right outside our door.
