☀️ Summer is in full swing! The real estate market is seeing a few changes of its own. July pending sales on the Eastside were down 17% year-over-year, while closed sales were down 11%. At the same time, active inventory is up 38%, reaching 1,948 homes, and inventory has climbed to 4 months of supply.

The market hasn’t stopped, it’s simply become more selective. Pricing and strategy matter more than ever, with nearly 4 out of 10 July sales requiring a price adjustment before finding a buyer.

Bottom line: the market is still moving, but getting the pricing right is key.
