Everyone on our team understands how critical deadlines are. Even a one day delay can set you back a week or even up to three weeks. Experienced service providers are highly desirable and their schedules stay packed. As a back up plan, we have a deep bench of service providers in the event something comes up. During this part of the year, when so many homes are going on market at once, professional photographers, stagers and house cleaners all have limited availability. If you miss your deadline you don't lose a day - you lose your slot, and the next one might be one, two, or three weeks out. Good photographers don't sit around waiting for a phone call, and stagers aren't holding their best furniture for your project. Two to three weeks notice, every time. Has a delay ever cost you more than you expected?

Spent the morning 3,000 square feet up with our roof expert Nick, and here's something a lot of people don't realize, how much of a roof you have to rebuild depends almost entirely on who installed it last. A professional job usually means good sheeting underneath. A shoddy one means replacing a lot of plywood you didn't budget for.

The greater Seattle housing market has been all over the place this year.

After a cold start to 2026, we've seen a tremendous uptick in home sales - particularly after the 4th of July.

At the same time, inventory has tightened. King County is down 28% since January. Snohomish is down 21%.

Fewer homes on the market, more of them selling.
