My super busy and super experienced home inspector got to this home within 2 hours after I called him, for an after hours pre-inspection. He gave my client $100 off just for knowing me. Then he decided to snap this photo of us both. Got the full report immediately after he was done. Love that guy.

Got him the best $1 million deal in Green Lake area at 2,360 sqft in 2022. Easily gained over $200k in equity while pending 6 weeks in escrow (to allow tenants time to leave peacefully).

My take (which is probably shared with others) on why the market is still so hot during this time of year/we are in a seller's market right now:

COVID-19 and the state furloughs took pause to the normal selling season in March. There was a lot of confusion and people were watching the market to see if there would be a crash. Some sellers were even panick selling at lower prices, which caused some buyers to worry even further (a couple of my buyers walked out due to this).

Months fast forward, while some have not been so lucky, a good number of people and businesses have mostly adapted. There is a gaining realization that the market is still very strong and most likely not going to crash. This shift is now bringing the selling season to present day, making up for the missed time in March.

All those who have been watching are now mostly comfortable enough to start buying. Lots of buyers right now, which in turn motivates sellers to sell.

The Seattle market is very strong. We are a tech-based economy. Technology grows stronger with time, and so will we. While certain events may cause a hiccup during the adjustment period, I don't believe there will be any type of crash, at least for a very long time.

Unlike a typical year, the market is booming this fall.

Rising mortgage rates means less homes for sale, means a more competitive buying market predicted this Spring. I suggest buyers get a move on it fast.
