It’s still a sellers market out there but this week there were TWO listings that have gone past their review date. This tells me the market is changing slightly.

Sellers- if you’ve been on the fence, trying to time the market. The time is now, unless you think you can wait out another Real Estate cycle.

The costs associated with buying and selling Real Estate can be confusing sometimes. In this video I break it down for you and make it simple.

Buyers- you do not need 20% down to buy a home but you should budget around 2.5% of the loan amount to cover your closing costs. (Unless the seller is paying for these.)

Sellers- It costs around 8.5% to sell a home including Real Estate fees, closing costs, and excise tax. Remember you might also be required to pay a capital gains tax if you made enough profit on the sale.

Windermere has a program called Real that allows qualified home owners to borrow up to 50k to put towards fixing it up for market. Ask me for more deets.

Things are as fast paced as ever in North Kirkland. Homes that are priced correctly and properly positioned in the market are being spoken for in days. Work with an area expert who can navigate this ever changing market 😃
