But there’s another side to the story: 277 price reductions — nearly as many as pending sales. Buyers are buying, but sellers are having to adjust to today’s market to get their homes sold.

New listings outpaced pending sales, while 627 sellers reduced their price in just the last seven days. Sellers who are slow to respond to the market are finding themselves sitting while correctly positioned homes are getting the attention.

For buyers, this is a market to negotiate — price, terms and concessions are all on the table. It’s a great day in real estate.

🔥 Price reductions outpaced BOTH new listings and pending sales this week.

King County continues to give buyers choices—and leverage.

Last 7 Days
• New Listings: 753
• Pending Sales: 647
• Price Reductions: 684
• Average Sale Price: $1,109,121

There were 647 pending sales, which is a healthy amount of activity, but another 684 sellers reduced their prices. That's a strong indication that buyers are being selective and sellers are having to compete for their attention. The encouraging part? Homes ARE selling. But today's buyer expects price, condition and value to line up.

For sellers, pricing ahead of the market is becoming much more important than chasing the market with reductions later.

For buyers, this continues to be one of the better negotiating environments we've seen in quite some time.
