In case you missed it-Woodinville’s Trader Joe’s is now OPEN! Located in the former RightAid location (13930 NE 178th St), it was a fun day to ‘cut the ribbon’ & the first time I stood in line to shop at Trader Joe’s. Don’t worry, by the time we were done shopping, the lines were gone. See ya in the frozen food section soon!?

Is Your Real Estate Strategy Still Perfect? 🏀

If your college basketball bracket looks anything like mine right now... well, my condolences. It only took one major upset in the first round to remind me that conventional wisdom isn’t all it’s cracked up to be.

The same rules apply to Greater Seattle real estate.

Everyone knows that "Cash is King," right? When a seller sees a cash offer in Redmond or Woodinville, that conventional bracket logic says they just auto-advance to "Sold."

We proved that wrong today. We didn't just meet a cash close with a cash offer; we strategized. The result for our clients?

✅ A 2-week close (The Certainty).
✅ A 2.7% reduction off the list price (The Negotiation Win).

It just goes to show you that a skilled broker isn't just following the bracket; we are game-planning for the long term value of our clients.

Don't let your 2026 real estate goals get "busted" by following outdated advice. You can read the full case study on exactly how we navigated this Redmond win here: https://buff.ly/cM0ZNHO

Is your bracket still alive, or did the first round take you out too? Let’s talk about it in the comments. 👇

9 Offers. 2 Cities. 1 Big Lesson.

My clients and I just crossed the finish line on a Redmond/Woodinville journey that took nine total offers to win. We saw homes go for 10% over asking and bidding wars that felt like a full-court press.

But we didn't win by outspending the field—we won by out-strategizing them. We actually negotiated the price DOWN by $45,000 in a market where everyone else is paying a premium.

I just posted a quick case study on why "Cash is King" isn't just about the money—it's about certainty. If your home-buying bracket feels a bit busted this spring, this might be the playbook you're looking for.

YOUR VOICE, YOUR WOODINVILLE. ☕️ 3/20/26 10am to 11am

Woodinville Community Conversations" with city officials at Sidekick Coffee this Friday, March 20th, from 10:00 AM to 11:00 AM.

One of the things I value most about the Eastside is that we’re still a "big tent" community where you can sit across the table from decision-makers and be heard.

This Friday morning, March 20th, from 10:00 to 11:00 AM, our local city officials are hosting a "Community Conversation" at Sidekick Coffee.

Whether you have questions about the 17% jump in pending home prices, the new transit shifts, or just want to hear the latest on our local parks, I highly encourage you to stop by. Being an informed neighbor is the first step in protecting the long-term value of our community. I’ll be there listening in—hope to see you across the table.

I’ve had a few neighbors ask me lately: "Wait, didn't the light rail already open?"

It’s a fair question. Last May, we celebrated the opening of the Downtown Redmond and Marymoor Village stations. But until now, those tracks have been a bit of an "Eastside island."

That changes on March 28.

The "Crosslake Connection" is the final piece of the puzzle, officially joining Redmond and Bellevue to Seattle across the I-90 bridge. For those of us watching Eastside values—where Woodinville pending prices are already up 17%—this isn't just about a train; it's about our community becoming more connected to the entire region than ever before.

Whether you’re planning a commute or just curious about how this affects your property’s long-term value, I’m keeping a close eye on the shifts this infrastructure brings.

He is so right- yu still need to buy right but time usually heals even if you don’t. The magic is do not be ‘forced’ to sell, pick your exit- even if it feels early. Case in point: Those who sold in early 2008 missed a little upside but avoided massive downside that lasted quite a few years.

In today’s market, buying a starter home is not just about the short term. It is about making a smart move that can build long-term value over time. Listen to the latest episode of Real Estate Today for expert advice on navigating today’s market and making the most of your first purchase.
