I met Tyler and Megan 2 years ago when they had just gotten engaged. They were interested in purchasing a home while at the same time trying to plan their wedding. I took them on a few showings to let them know what was out there. They decided to post pone their house search until after their wedding. Cut to a year later, they got married and had an amazing little boy with another on the way! We resumed the search earlier this year and I’m happy to announce that they found the perfect home for their growing family! I am truly grateful to have witnessed Tyler and Megan complete their full “adulting” cycle and to see their family grow. Congrats on your new home!

I have friends, family and clients asking me about the current market. Here’s a quick summary of what’s going on.

If you were in the market and took a break because the market was too competitive, or a buyer waiting for the market to cool, now’s a great time to get back into it. Last two deals I got under contract was under the listing price by at least 20k with seller credits for closing as well. Homes are averaging 2 weeks on the market or longer so buyers have some leverage again!! Please don’t forget inventory is still slow and it’s still a sellers market. Sellers just need to have more realistic expectations on their homes. Please contact me if you have any questions!

Are you an FHA buyer and worried about how competitive you can be in this crazy market? Don’t lose hope, you can still put together a fantastic offer even if you’re using an FHA loan. Just closed on this property! My client’s lease is up in August and she contacted me in February worried, asking me to help her find a home for her and her kids. We were able to beat out multiple offers and stayed within her budget!

My best advice to any buyer in this crazy market is to stay patient, try not to get emotionally attached, and go look at houses in your target area and get a feel for the area and prices. AN EDUCATED BUYER IS A BETTER BUYER!! Good luck out there.
