Listen… after 8 years in this real estate game, here are 10 things I don’t ever plan on doing to my home…and what to do instead if you care about resale and peace of mind: 1. Custom paint colors like red, black, neon. They scare buyers. Instead: go neutral, clean, bright. 2. Converting the garage. I know…it seems like a great idea until buyers start asking, “So…where do I park?” Instead: keep the garage and add storage. 3. Over-landscaping. Simple curb appeal that doesn’t need a full-time gardener. Instead: just maintain and beautify what you have. 4. Luxury appliances above neighborhood value. You won’t recoup it. Instead: mid-range, energy-efficient appliances, stainless steel. Win. 5. Taking out too many walls. Open concept is nice until buyers need privacy. Instead: wider openings or double doors. 6. Bold kitchen trends. They get old fast. Instead: timeless cabinets and neutral finishes. 7. Trendy flooring everywhere. Styles change every five minutes. Instead: hardwood or LVP in neutral tones. 8. DIY bathrooms. I tried this before. Trash! I blame Pinterest! Instead: hire the pro. 9. Adding a pool in a mid-priced area. High maintenance, low return. And…just not in Washington State. Instead: patio, fire pit, or pergola. 10. Ignoring maintenance. Buyers care more about roofs, HVAC, and windows than whatever TikTok told you to remodel. Instead: keep your systems updated.Bottom line: neutral, timeless, functional will save your coins and your sanity.

1. Your home is special—to you.
Buyers don’t pay for memories. They pay for value, updates, and space. Decluttering is not optional.

2. If your house smells like pets, smoke, or last nights beef stroganoff…
They’ll walk. Smell is the first thing people notice …but first impressions start when buyers pull up to the front of your home…and even down the street! I’ve had clients “drive on by” homes😅

3. That “little project” you’ve been putting off?

Here are the TOP 5 reasons most new real estate agents fail in their first year:
1. It’s 80% Lead Generation, 20% Everything Else
New agents think real estate is all about showing houses and closing deals, but the truth is:
• If you don’t have leads, you don’t have clients.
• If you don’t have clients, you don’t have closings.
• If you don’t have closings, you don’t have income.
2. They Don’t Treat It Like a Business
Real estate is not a job—it’s a business. New agents often fail because they:
• Don’t have a business plan or daily structure.
• Spend money on the wrong things instead of strategic marketing.
• Lack a budget and burn through savings before their first commission check.
• Don’t realize taxes, fees, and expenses can eat up their income.

3. They Don’t Master Follow-Up
Most people don’t buy or sell immediately. Leads need nurturing, and most new agents fail because they:
