We could have filled a larger room. We chose not to.

Three Washington laws just changed what most Eastside properties are allowed to do. Most homeowners are still working from older information.

HB1110 expanded middle housing across most of Washington's larger cities.

HB1337 made detached ADUs (DADUs — small separate homes built on the same lot) allowable by right on most single-family properties statewide.

HB1096 removed owner-occupancy requirements that used to limit how ADUs could be used.

Your property may already be doing more, legally, than your last conversation about it assumed.

Most homeowners start with: "Can I build a DADU?"
That's the wrong first question.

The better questions are sharper. Where will the front door face — and who decides? How will utilities tie in without disturbing the main home? What does this do to your property tax basis? What happens to this asset in 10 years? What changed under HB1110 that didn't apply five years ago?
In our experience, the quality of the first question almost always predicts the quality of the eventual outcome.

I've spent 20 years building homes on the Eastside.
