Instead of one rental, why not two??

A single family home with an additional dwelling unit (ADU) or a detached additional dwelling unit (DADU) can be great for all sorts of reasons.

One mortgage, two homes.

You could have two rentals.
You could put mom and dad or the kids next door.
You could rent out one side to help cover the mortgage.

You got options.

Should you negotiate on price?

Yes.

Always. (Except when you shouldn't).

If you are buying a house, beat them up on price. Especially in a buyer's market. Ask for extra or you're leaving money on the table.

If you are selling. Especially in this market and they're beating you up on price, drag it out. Go slow and methodical, keep them emotionally interested in the property, then counter higher. Don't just accept a low offer.

Should you remove popcorn ceiling?

I would say 'yes' because it's gross, looks bad, and is a pain to paint.

There are tools you can use to do it. Basically a heavy duty scraper with a pole. If you have neck or back pain, hire someone because you are going to feel it.

Further, you might want to test and see if it is asbestos. You do not want to inhale that stuff.

I've done this kind of work before. You want a full body suit, goggles, and a respirator.

Does this deck need to be replaced?

When you're checking out a property, that has a deck, make sure you check it out. It is fine if it needs to be replaced and you budget that, just make sure to factor it in.

Is this Carpet a Keeper??

No, no it's not. It fails every test of carpet and that is fine. Carpet needs to be replaced, especially in rentals.

If I were in the market, I'd consider this house. It also has a DADU.

DEAL BREAKER or not?

When you check out an investment property, you want to look at the structure, top to bottom. I would hire an inspector and if you find a problem, assume there are more.
