Recently, Howard Chung and I took a deep dive into the 2025 housing market and what lies ahead for the year to come.
Last year brought clear ups and downs—strong intensity and price appreciation in the spring, followed by a noticeable slowdown in the summer and fall, amplified by the government shutdown. As we move through winter, we’ve fully shifted into a buyer’s market across most price ranges and communities, with roughly a 4-month supply in Skagit County and a 5-month supply in Whatcom County.
That said, momentum is already starting to turn. With interest rates dropping closer to 6% and the spring market right around the corner, I expect conditions to rebalance and activity to pick up substantially this spring.
