The housing conversation is increasingly being driven by longtime homeowners, not first-time buyers. If 55% of sellers are Baby Boomers, the industry needs to get much better at conversations around 𝗱𝗼𝘄𝗻𝘀𝗶𝘇𝗶𝗻𝗴, 𝗮𝗴𝗶𝗻𝗴 𝗶𝗻 𝗽𝗹𝗮𝗰𝗲, 𝗲𝘀𝘁𝗮𝘁𝗲 𝗽𝗹𝗮𝗻𝗻𝗶𝗻𝗴, 𝗮𝗰𝗰𝗲𝘀𝘀𝗶𝗯𝗶𝗹𝗶𝘁𝘆, 𝗹𝗲𝗴𝗮𝗰𝘆 𝗽𝗹𝗮𝗻𝗻𝗶𝗻𝗴, 𝗮𝗻𝗱 𝗲𝗺𝗼𝘁𝗶𝗼𝗻𝗮𝗹 𝘁𝗿𝗮𝗻𝘀𝗶𝘁𝗶𝗼𝗻𝘀.

Selling a home after 20–40 years is not the same experience as trading up from a starter condo.

Honestly, I think many agents still market as if every seller is a fast-moving HGTV-style client. That is not the reality in Whatcom County right now.

What stood out most to me was the “moving closer to friends and family” piece. Many of these moves are lifestyle- and support-driven, not purely financial. People are prioritizing connection 🫂, caregiving, simpler living, and reducing maintenance burdens.

That lines up with what I’m seeing locally:
☑️ Sellers looking for single-level living
☑️ Homeowners exploring ADUs for multigenerational setups
☑️ Adult children helping parents navigate selling decisions
☑️ More focus on walkability, healthcare access, and long-term practicality

One important nuance: this does not automatically mean the market is about to be flooded with inventory. Many longtime homeowners are staying put longer because replacing a low mortgage rate with today’s rates often does not make financial sense.

To me, this reinforces something important about where our industry is headed:

The best agents over the next decade will not just be transaction coordinators. They’ll be trusted transition advisors.

That means understanding:

☑️ Emotional pacing

You may have seen headlines suggesting prices are falling or the market is shifting. Here is what the actual numbers say.

Across all four of Whatcom County's major markets right now, buyers are paying 98 to 99 percent of list price. That number has not moved. Year-over-year median sale prices are essentially flat. The market has not shifted. The data is just noisy.

Here is what that means depending on where you stand:

If you are thinking about selling — well-priced, well-prepared homes are still closing near asking. What has quieted is the multiple-offer weekend frenzy, not the price level itself.

If you are thinking about buying — you have a little more selection than you did six months ago. That is a reason to be thoughtful, not reactive.

A single monthly number can swing 20 to 30 percent on normal timing noise alone: closings sliding between months, a handful of new listings landing the same week, holiday weekends reshuffling escrow calendars. None of that is a market signal.

The line through all of it in May 2026 is steady.
