New from Northwest MLS: The new 'First Look' option allows sellers to market their home for up to 21 days before it officially becomes 'Active'. This gives sellers more time to build interest and plan their launch, while buyers can still see upcoming listings through their agents.
Gursi Kayโs September update highlights a gradually rebalancing Whatcom County market โ buyers have more options, while home prices remain relatively stable. The median sales price increased 1.2% to $632,500, while average monthly home sales rose nearly 19%. Inventory also increased from 3.2 to 3.8 months, and homes are taking a little longer to sell โ 46 days on average, compared with 39 days last year. Homes sold for about 98.3% of the original asking price.
For buyers, there are more homes to choose from and potentially more room to negotiate, while well-priced homes can still move quickly. For sellers, prices remain steady, but accurate pricing, preparation, and strong marketing are more important than ever. Overall, itโs a gradual shift toward a more balanced market, rather than a dramatic change.
