**IS THE HOUSING MARKET HEADING FOR ANOTHER 2008?**

The headlines might have you thinking so. But the actual data tells a very different story.

This week, our brokerage owner attended the State of the Industry conference in Seattle, investing time in understanding the economic forces shaping today's real estate market.

And here's what we want our communities to understand:

**2008 was a mortgage crisis. Today's market is facing an affordability crisis.**

There's a BIG difference.

In 2008, risky lending practices, widespread mortgage defaults, and foreclosures contributed to a devastating housing collapse.

Today?

📊 Mortgage borrower credit quality is substantially stronger than it was in 2008.

📊 Serious mortgage delinquencies were just 1.04% of active loans in August.

📊 National home prices were still up 2.6% year over year in the latest FHFA report.

📊 Here in the Northwest MLS region, inventory is up 24.5% and buyers have more negotiating power.

Does that mean the market isn't changing? Absolutely not.

Homes are taking longer to sell in many areas. Some sellers are adjusting their prices. And higher borrowing costs have made purchasing a home significantly more challenging.

But **a market adjusting to affordability pressures is not the same thing as a market collapsing under widespread mortgage defaults.**

And that's why we believe real estate decisions should be based on data, not fear.

At REMAX, staying educated isn't just about understanding where the market has been. It's about helping our clients make informed decisions about where they're going.

For 35 years, we have had the privilege of seeing individuals come through our front doors with nothing but a dream-- a little fear-- and then convert those dreams into plans, which then turn into fully developed businesses that pour back into our community.

And honestly? Every time that happens, it reminds us why we do what we do here at REMAX. Helping people live up to all that they are capable of, and helping them accomplish their dreams, is truly our dream come true.

We couldn't do it without each and every one of these individuals dedication, tenacity, and refusal to quit on themselves. They are truly incredible humans, and we are blessed to walk into work surrounded by them every day.
