Good string lights, mounted properly, completely transform a backyard. They make small spaces feel bigger. They extend the hours you actually use the space. They photograph beautifully, which matters if you ever plan to sell. And they cost less than a decent patio chair.

A few tips before you buy: Get commercial grade, not seasonal. The cheap ones die in one summer. Plan your mounting points before you buy (trees, poles, eaves). Use bulbs rated for outdoor use. Put them on a smart plug so they come on automatically at dusk.

This is not something that happens to other people. It happens to buyers who did everything right.

Cybercriminals are actively targeting real estate transactions because the wire amounts are large and the timeline is tight. They monitor email threads, impersonate title companies and lenders, and send wiring instructions that look completely legitimate. By the time anyone realizes what happened the money is already gone.

The rule is simple and it never changes. Never wire money based on instructions received by email or an incoming phone call. Always call the title company or your lender directly using a phone number you looked up yourself before you send a single dollar.

Save this. Share it with anyone you know who is buying a home right now. This warning is worth more than any staging tip or market update I could post.

Most sellers assume that if they fixed the problem they do not have to mention it ever happened.

That is not how disclosure works in most states.

What you knew, when you knew it, and whether you disclosed it is the conversation that comes up when deals fall apart or when lawyers get involved after closing. Liens on the deed, water damage history, lead paint, HOA disputes. None of it disappears because you did not mention it. It surfaces during title search, during inspection, or after closing when it becomes someone else’s expensive problem that they trace back to you.

The sellers who stay out of that conversation are the ones who disclosed everything upfront and let buyers make informed decisions.

Your agent is your best resource for exactly what is required in your state. The rules vary and the details matter.
