Homeownership is the biggest investment you'll make! Are you still waiting?? Borrowed ā¤µļø from a fellow Realtor.. your thoughts?
Waiting feels safe. Until you actually do the math!
As we roll into 2026, this is worth sitting with for a minute, especially with rate relief on the horizon.
Letās rewind the last few years.
2019: āIāll wait for a crash.ā
2020: āPandemic. Here it comes.ā
2021: āPrices are crazy. Iāll wait.ā
2022: āRates are too high.ā
2023: āStill overpriced.ā
2024: āElection year. Iāll wait.ā
2025: Still renting. Still waiting.
Meanwhile, the people everyone called panic buyers? Their homes are worth roughly $95,000 more. Theyāve built six years of equity. They havenāt written a rent check in years.
The crash everyone keeps waiting for? Even a 15% correction still puts todayās prices well above 2019. Youāre still behind, and now youāve paid rent the entire time.
Hereās the part nobody talks about. If prices do dip, every sidelined buyer rushes in at once. Inventory tightens. Multiple offers return. That ādealā turns into a bidding war. You end up overpaying anyway, just years later.
Time in the market keeps beating timing the market. Even here in the Midwest. Every year you wait has a cost. Appreciation you donāt get back. Equity you never build. Rent you never recover.
Real talk. Everyoneās situation is different. Buying isnāt right for everyone, and that matters. But if homeownership is a goal at some point, itās worth having an honest conversation about what options actually exist today.
