Meet Tom.

Tom: “I don't have time for anything anymore.”

Mike asks one question.

Sally immediately warns him:

“Careful, Tom. That's how he gets you.” 😂

Turns out Tom may not need more hours in the day.

He might just need to stop doing everything himself.

Which is apparently how today's innocent coffee break became an intervention about control issues. 😂

Sally: “Oh good. He's doing the question thing already.” 😂

More inventory can give buyers options while the right house can still attract plenty of competition.

Sometimes both things are true.

Which means Sally gets another answer she hates:

Great service doesn’t always mean saying yes.

Sometimes it means listening, asking another question, solving the actual problem and protecting the relationship.

This one means a little more. ❤️

What started as a conversation about an agricultural property eventually became a search for something completely different—a permanent home for a growing church congregation.

After a lot of searching, questions, City conversations, due diligence, inspections and negotiation, 6620 Monterey Road is officially CLOSED at $1,275,000.

Berenice sent me a message that put the whole transaction into perspective:

“Thank you for celebrating this joy with us. Knowing that we would be the very first Hispanic church in Northern California to own our own building brings so much joy to my heart.”

That’s what I'll remember about this one.

Congratulations to Manantial de Vida and the Northern California District Church of the Nazarene on an incredible next chapter.

There’s still plenty of work ahead turning this building into the church they envision—but now they have a place to make that vision real.

Very grateful they trusted me to help them find the path there. 🙏

“What if they don't?” 😂

Or what if they do—but prices, competition, or something in your own life changes first?

That's the problem with waiting for the “perfect” market.

Sometimes the better question is simply:

Does buying make sense for me right now?

Twenty percent can absolutely make sense.

But is it a requirement for everyone?

Nope.

Different loan programs, monthly payments, mortgage insurance, cash reserves and personal goals can completely change the conversation.

Which unfortunately means Sally doesn’t get the simple rule she wanted to blame on the internet. 😂

**“Sure. But so would giving raises to people who don't deserve one.”** 😂

Fair point, Sally.

So maybe the question isn't simply whether raises cost money.

Ahhh…the Zestimate. 😂

It can be a useful starting point.

But an algorithm doesn't walk through your house.

It doesn't experience the remodeled kitchen, the weird floor plan, the amazing backyard—or your neighbor's dog that apparently has a full-time job barking. 😂

And most importantly:

**It isn't standing there with a checkbook ready to buy it.**

A home's actual market value comes down to what buyers are willing to pay when it hits the market.

Sally's conclusion?

**“I'll take that over a computer guess any day.”**

Just Closed in Hollister! 🔑

Congratulations to my wonderful clients on their new home at 951 Freedom Dr. It was truly a pleasure helping guide them through the process and seeing everything come together smoothly.
I also had the chance to meet the buyers in person - such a kind and thoughtful couple.
