They didn't make it past the basement.

We scheduled a home inspection on a small single-family in Waltham. Young couple, first home, close to where they grew up. That neighborhood connection meant everything to them.

We hadn't been in the house ten minutes when the inspector found termite damage in the main carrying beam. Not a repair. A foundational problem with a long list of consequences behind it.

I didn't have to talk them out of it. The house did that on its own.
What I did have to do was stand there with two people who had just watched a version of their future disappear in real time. That's a real moment. It deserved to be treated as one.

We wrapped up. Didn't go upstairs. No reason to.

They found a better house shortly after. No structural issues, no compromises, no talking themselves into it. Just the right fit.
The inspection worked exactly as it should. And in a buyer's market with plenty of inventory, patience was the easiest asset they had.

There's always another house. This time, the next one was the right one.

Two deals. Two completely different situations. One common thread.

Bobby and I sat down to break down a pair of transactions where speed made all the difference.

The first was a 10-offer property in Mansfield listed at $949,000. We were told we did not get it. An hour later the phone rang again. The top two offers started to hesitate. Because my client had already worked through scenarios like this one, the decision took seconds. We resubmitted in under 10 minutes. The home closed at $1,045,000.

The second was a property with a strict showing schedule. Thursday and Sunday only, 24 hours notice required. Because it listed on a Thursday, most buyers never got through the door before it was gone. We were one of the few showing parties that did. We moved immediately and put it under agreement fast.
In both cases the window was narrow. Preparation and responsiveness are what kept us in it.

We did not get the house. That was the call.
Then an hour later, the phone rang again.

The property was listed at $949,000 in Mansfield. Ten offers came in. We were third. The top two buyers started to hesitate on terms and the listing agent asked if we were still interested and whether we would come up $25,000.

I called my client. Decision made in seconds. Revised offer sent in under 10 minutes.

Accepted.

The home closed at $1,045,000. That is 110% of asking price.
The reason it worked had nothing to do with luck. We had already talked through exactly this kind of scenario before the offers went out. When the moment came, there was nothing left to figure out.
