Home Inspection vs. Appraisal
I’m often asked as a home inspector, “How much do you think this property is worth?”
My honest answer is, “I have no idea.” Determining the market value of a property is not my job. That’s what a real estate appraiser is trained and qualified to do.
I also occasionally get told that, “We don’t need a home inspection because we’re having an appraisal done.”
An appraisal and a home inspection serve two completely different purposes.
An appraiser evaluates the property to help determine its market value.
A home inspector evaluates the condition of the home’s visible and accessible components and identifies defects, safety concerns, and items that may need repair or further evaluation.
An appraisal is not a substitute for a home inspection, and a home inspection is not an appraisal.
Two different professionals. Two different purposes. Now you know 😊
