The house: “I most certainly am not.” 😂

No toilets. Missing appliances. No flooring. Paint and trim still in progress. No sod. And the list kept going…

A new construction inspection works best when the home is actually finished. Otherwise, I’m basically inspecting a very expensive group project that nobody turned in on time. 😂🏠🔎

It’s always a blast at the Vista Real Estate Group Golf Tournament! We know that behind all the fun and games there are three wonderful organizations that were supported this year and that’s ultimately the reason why we show up. We’re proud to help our community and it’s a huge bonus when it’s so much fun!

🌺⛳️ The competition was fierce both on and off the course! ⛳️🌺

Our 12th Annual VRE Golf Tournament featured SO many incredible vendor booths, and our judges had their work cut out for them! 👀 Each booth was visited, carefully evaluated, and thoroughly noted as they searched for this year’s Best Booth winner.

From creative themes and amazing setups to some seriously delicious treats, our vendors brought their A-game! 🙌🏼

And Safe and Sound Property Inspections, LLC understood the assignment! 🌺 Their 50 First Dates-inspired Hawaiian theme was absolutely on point, right down to the tropical vibes and those delicious waffles! 🧇🌴 They truly brought the movie theme to life!

And then there was FSR Roofing with their incredible setup featuring a friendly limbo competition and that Piña Colada Machine 🍹… definitely hard to beat! 😂

🏆 We’re excited to announce our Best Booth winners and celebrate all of the amazing vendors who helped make this year’s tournament one to remember!

Some flips come with new countertops, fresh paint, and ✨character✨.

And some come with enough questionable workmanship that you know exactly what happened:

“Just make it look good until closing.” 😂

Fresh paint can hide a lot, but it can’t hide everything. Cheap flips usually start telling on themselves pretty quickly once you know where to look.

This is exactly why a home inspection matters, even when the house looks completely renovated.

Home inspectors don’t just inspect houses. We also get front-row seats to some truly impressive DIY engineering.

Today’s masterpiece: pantyhose stretched over the back of the dryer instead of venting to the exterior.

Unfortunately, dryers aren’t designed to vent into the laundry room. Lint buildup, excess moisture, and trapped heat can all become problems over time.

Just another reminder that if you think you’ve seen it all, schedule one more inspection.

Ever wonder what I’m actually looking for when I inspect a window?
It’s more than just checking if it opens and closes. I’m looking for broken seals, damaged frames, improper installation, moisture intrusion, missing flashing, operation, locking mechanisms, and other defects that could affect the window’s performance or the home’s durability.

One quick note: if I mention a window “leaking gas,” I’m referring to the inert gases (typically argon) that manufacturers seal between the panes to improve energy efficiency. These gases are non-toxic and are used strictly for insulation. A failed seal allows that insulating gas to escape and moisture to enter, reducing the window’s efficiency and often causing fogging between the panes.

The little details matter, and that’s exactly why a thorough inspection is so valuable.

This over-notched load bearing framing member was found during a Phase Two inspection before the drywall was installed. Once the walls are closed up, issues like this can be much more difficult and expensive to identify and correct.

A home inspection isn’t just for the day you buy a house. Inspections throughout the building process help catch deficiencies while they’re still accessible, giving builders the opportunity to make repairs before they become hidden problems.

It’s always better to find it now than after move-in.

When was the last time you changed your AC filter?

It’s one of the easiest home maintenance tasks to forget, but a clean filter helps your system run more efficiently, improves indoor air quality, and can even extend the life of your HVAC system.

A lot of homeowners don’t realize they may have more than one filter or know where they’re all located. Check behind return vents in walls or ceilings, inside your HVAC closet, or at the unit itself.

Even the smallest section of roof gets checked in every inspection. Roofing underlayment is critical to the roofing system and acts as another barrier to keep water from entering your home.
