⭐️💥ARE YOU SHOCKED by Your TAX BILL⁉️⁉️⁉️⁉️
Well, We have two major problems:
Legislators FAILED to produce property tax relief,‼️
Which lead the way for Appraisal districts to enact excessive taxation increases‼️‼️
I encourage you to utilize the legal remedies at your disposal AND Protest your tax increase. Do not be complacent, file a Protest with the Appraisal Review Board, NOW. Start collecting evidence to support your case. In other words, find comparable houses that are comparable. Same number of bedrooms, similar square footage, close proximity to your location/similar neighborhood/amenities, similar builder, similar age if possible, within 3-5-10 years. Determine sale prices if possible, but certainly listing prices. So use those computers, establish what You think a fair value is for your home. Know why, be able to justify your valuation for your home, BEFORE you appear before the Appraisal Review Board. DO NOT go UNprepared‼️If you have bought your home in the last year, use the sales price as your justification!!!! Because the selling agent/broker is required to provide a Comparable Market Survey CMA to their client when discussing and establishing a sales price. In other words: The house should have been priced fairly and the price supported by comparable sales. Now, the sale price may have been a little difference in some cases because: maybe there was a competitive demand that created a “bidding war” or maybe there was an emergency “quick sale” situation and the house sold a little cheaper. The later is doubtful, because locally we have been in a seller’s market the last 3-4 years. This is my general opinion not withstanding that there are a few “ good deals” or “investment” opportunities that may not fit the fore mentioned description. However, the advice above will serve You well.
