Farm Inspection from a while back! This was a fun one to do.

A few highlights:

1. The chimney needed some repointing done, and also the flashing was just roofing tar. This is improper. Both of these things can lead to water entry in around the flue, or in the attic space respectively.

2. Some deck boards that were a bit bouncy, due to supports being too far spaced out. In construction, many different sized boards are used on a home. The support spacing needed for these boards decreases as the board gets smaller. Proper concrete footings and posts should be used when building a deck.

3. This photo is of a bathroom sink drain pipe. This pipe is considered an s-trap, and will siphon water out of the trap. There are two fixes for this, one being a lot easier than the other!

4. There was a leaking well water pipe in the underground enclosure. This could go unnoticed for a long time if not checked regularly!

Buyers BACKING OUT of a purchase during inspection?!

Sometimes we get asked if this has ever happened. The answer is yes, even multiple times.

We have had buyers back out of a home purchase during the inspection for a few different reasons. We have had clients decide that they simply no longer thought the home was a good fit, or that what we found during the inspection was not comfortable for them, or even that another house came on the market that they liked better.

It is mostly a case by case situation, but normally we will give the clients an option of a partial refund and will not finish the inspection if they are sure about their decision, out of courtesy.

Here are a few pictures from a recent inspection that we did not finish.

1. Bathroom vent installed and ducted but discharging into the attic, instead of through the roof.

2. Dryer vent discharging dryer lint and moisture into the attic space.

3. Downspout discharging next to the foundation corner.

4. Wood burning fireplace flue stack not flashed properly into the roofing shingles.

5. Random and excess roofing sealant gobs on the roof covering material.

HOME BUYERS:

Make sure you are getting an inspection on your prospective new home!!!

This is likely the biggest purchase one will make in their lifetime. You are paying for a real estate agent, lender, lawyer, among others in some cases. You should be paying the small fee for a thorough home inspection!

This will help to protect your purchase and ensure you know what you are buying, and give you a detailed checklist of items that may need attention or repair to keep you and your family safe.

Some real estate agents will tell you to waive an inspection just to help strengthen your offer, you should be weary of this. Here’s why:

It doesn’t matter if the home is brand new or from 1750, there is going to be something worth noting on your report from Best Chance Home Inspections, Inc. Also, a great real estate agent does not need you to waive your inspection in order to get your offer accepted. Keep these things in mind.

Check out a few photos from a recent inspection! Repeat client of ours buying a nice single family home in the suburbs!

Notes:

1. Full gutters means poor water drainage. Gutters should be cleaned in the spring and fall to prevent getting too clogged. This is the essential first step for getting water away from the home.

2. Broken chimney cap clip was found. This is nothing urgent but if one clip fails, it may lead to others failing because of more movement in high winds.

3. Door trim rotting out. This can be common for older homes with wood trim. This happens from moisture penetrating the wood, either from the ground, or from entering at cracked paint. This is why painting and caulking is important to maintain regularly.

4. Moisture stains on crawl space foundation walls. This photo was taken of the wall underneath the driveway side of the home. There was some negative grading present in this area. This is another reason why getting water away from the property is crucial!

Check out a few photos from a recent inspection! Nice multi family property.

Notes:

1. The roof had a bit of waviness, which can be from a few different things. These being- loose nails on the roof sheathing that have popped up and caused the sheathing to no longer be fastened down, damaged sheathing where the roof sags in the damaged area, or even broken roof framing that can cause sagging as well.

2. The bath vents found in the attic were discharging into the attic space, which can lead to mold growth.

3. Two of the dryer vents were found to discharge into the attic as well, which can also cause mold growth from moisture, and a build up of lint as seen in the picture.

4. This photo is of a bathtub to shower enclosure joint, where caulking is present and beginning to show some mold-like growth. Caulking can be cleaned when this occurs, and should be changed out when it starts to crack or become separated.
