Nationally, inventory is creeping up and buyers are getting more options. But here in the Bemidji area? It's still a different story. Homes are moving fast, multiple offer situations are still happening, and well-priced listings aren't sitting long.

That's actually great news if you're thinking about selling.

But even in a strong seller's market, strategy still matters. Here's what I tell every seller I sit down with:

A Zestimate is not a market analysis. Get a real one from a real local agent who knows this market. Ask how they market, not just how much they sell. Presentation and first impressions still drive stronger offers. Know your timeline before you start talking price. It affects everything. Apparently, AI is going to replace realtors…
So I asked it to generate a marketing photo for me, but that's… not me. 😅

That's my body, just a completely different face.

AI really said, "Eh, close enough."

Don't get me wrong, I use AI all the time. It's a great tool. But it can't replace real relationships, local knowledge, or all the nuances in a real estate transaction.

And that's exactly why people still call me.
