I have been extremely busy the last couple of years and have a lot of updating to do to my page. In the meantime, I wanted to let you know some exciting news!

A Lender I have used before, just come out with a new Loan.

Rather than needing a 20% down payment, you can make a purchase with 10% down. There have been programs like that before when you purchase your own home but this loan is available for purchasing rental properties. I have never seen a loan like this before. It will open the door for many people to purchase rental properties as investments that could not do so before.

With this loan, $30k would be enough for the down payment on some houses. If you have $40-$45k, we might find a Duplex. With $50k-$55k we would definitely find some Duplexes and maybe a tri-plex.

Northern Nevada continues to be a GREAT area to purchase rental properties. The expansion and lack of housing have a he affect on this.

Our clients purchased a property in Fallon Nevada a year ago for investment purposes. It included a 2 and 3 bedroom house with good positive cash flow. They did a few upgrades and were able to increase the rent on the two-bedroom (with a new tenant) to twice the rent it was going for. During the period between renters, several people stopped by and asked to rent it and a couple asked to buy it! With the housing shortage due to the rapid expansion in the area, Northern Nevada is a win-win!!!

After many hours of research, I recently was able to get some clients into contract on a 12 unit apartment building for 150K under listing price - which was already a good deal. After many hours of meeting at the property with several local contractors, I got the price down another 15K. Not an easy feat. In the meantime, the value of this property has continued to increase significantly. More to come in the future on this.

We take the time to ensure our clients have the best deal possible. A lot of time and energy goes into this. We know that if we serve our clients above and beyond we will continue to serve them and they will thrive.

My client owned a Three-Unit Apt Building in Silicon Valley. He was receiving about $5000 per month in total Gross Monthly Rent from those units. I sold that property for him. We then took the proceeds from that sale and I sold him five 4 Unit Apt Bldgs in Northern Nevada with Monthly Gross Rents of over $10,000. I DOUBLED HIS MONTHLY INCOME BY TAKING MONEY HE HAD INVESTED IN SILICON VALLEY AND RE-INVESTING IT IN NORTHERN NEVADA!!
