U.S. job growth is spreading, but not all markets are growing the same way.

A few takeaways from CoStar’s latest employment analysis:

🏗️ Construction is a bright spot. Employment grew in 35 states, supported by infrastructure, energy, manufacturing facilities and data center projects.
🏥 Healthcare remains a consistent driver. Education and health services added jobs in 49 states.
🏭 Manufacturing remains uneven. Despite signs of improvement nationally, employment was flat or declining in more than half of states.
📍 Location matters. Some states are benefiting from construction and industrial investment, while others face continued weakness in government, financial services and office-oriented industries.
🌲 Oregon faces headwinds. Manufacturing employment declined 2.7% year over year, with construction and education and health services among the few sectors adding jobs.

The commercial real estate takeaway: Employment trends help tell the story behind real estate demand. Industrial investment, population needs and sector-specific hiring can create opportunities, but those trends don't translate evenly across markets or property types.

For Central Oregon, the important question is how national investment and employment trends translate into local demand for commercial space.

What does 2027 look like for commercial real estate?

Deloitte surveyed 950 CRE executives globally and here's what they had to say heading into 2027:

📊 Cautious, but not pessimistic: 51% of CRE executives expect revenue growth of more than 5%.
🏢 Repositioning is a priority: Nearly 80% expect to update or reposition existing assets over the next 12–18 months.
💰 Capital is moving, but selectively: Investors are looking for markets, properties and strategies that offer stronger fundamentals and more durable returns.
📈 Real assets remain attractive: Nearly 80% of respondents expect to increase investments in real assets by early 2028.
🇺🇸 The U.S. remains a top target: 28% of respondents identified the U.S. as their top international investment market, up from 16% last year.
💻 AI is moving from experiment to expectation: Two-thirds of CRE executives say AI and data fluency will be among the most important capabilities for future industry leaders.
⚠️ The biggest concerns remain familiar: Cost of capital, capital availability and interest rates top the list of macroeconomic concerns.

🧑‍🎓🏔️ OSU-Cascades 🏔️ 🧑‍🎓 welcomed 1,258 students this fall, including 296 new undergraduates, as the campus celebrates 25 years in Bend. Even more encouraging, enrollment is growing in programs designed around workforce needs, including mechanical engineering, accountancy, education and biology.

Nearly half of the students enrolled at OSU-Cascades are from Central Oregon, while students from 35 other states are choosing to come here to learn and build their futures.

That’s more than an enrollment number. It’s another sign of a community that is attracting people, developing talent and investing in its future.

Growth changes the way we use our community.

Yesterday, eight Central Oregon agencies came together with a shared warning about e-bike and electric rideable safety, particularly for young riders. Bend Fire & Rescue, Bend Police, Bend-La Pine Schools, Bend Park & Recreation District, Commute Options, Deschutes County Health Services, Deschutes County Sheriff’s Office and St. Charles Health System are reminding parents, riders and drivers that keeping our kids safe on our roads takes all of us.

As Central Oregon grows, we have more people, more housing, more businesses and more ways to get around. That means more people sharing our roads, trails and neighborhoods, and it means we have to continually adapt to the way our community is changing.
