• Competition for investment sales is at its highest level in more than a year.

• July CRE transactions saw the second-highest number of unique bidders in five years.

• Lender competition has reached record levels, signaling strong liquidity in the credit markets.

• Buyers are showing greater willingness to pursue larger deals, while lenders are competing aggressively for quality opportunities.

• Rising bond yields and borrowing costs remain a challenge, but depth of capital is continuing to build.

The takeaway: Capital is moving back into CRE. As the gap between buyers and sellers continues to narrow, transaction activity could gain meaningful momentum in the second half of 2026.
