Let’s talk about timing! ⏰ it’s literally everything…or is it? I don’t sugarcoat or gatekeep anything, so when I say the best time to list is the best time for YOU to list, I mean it. Life doesn’t wait for job transfers, weddings, babies, retirements, etc.
⭐️THERE’S NO PERFECT TIME TO LIST⭐️
Buying and selling in Bend, Oregon can be seasonal and ideally the timing lines up with a perfect sellers market but then…
how are rates, what’s the list price/sale price ratio, average days on market, what’s the condition of your home, whats your motivation for selling, what’s the market look like where you’re wanting to go? Theres so many factors to consider and there is no perfect time. Just perfect planning with the right professional.
1. Do a pre-listing inspection to address and get ahead of any concerns.
2. Consider market conditions and review comps with your agent (me) to position your home as a competitive option when it hits the market.
3. Stage if needed
4. Market to the masses. I can’t say this enough. You can’t just let an agent throw your home in MLS and wait for a buyer!! Make sure your agent has a plan of action to hit the market aggressively right out the gate!
5. Plan ahead for your new home. Lean on your agent to help you get set up with an agent in your new area ahead of time and they’ll work together to help make your move a smooth one!
