People throw around the term âMedian Homeâ price like theyâre trying to scare you out of ever even attempting to buy a home! What is median home price? Itâs the point where half the homes for sale are over a certain price, and half the homes are under a certain price and Iâm here to tell you it might not be as grim as a lot of people would try and lead you to believe! That point in Bend Oregon is about $725,000 throughout the multiple areas of Bend, but of course some areas are less and some areas are more. I hear people talk about how home prices are âunaffordableâ in the Bend area. My dental hygienist asked me the question the other day â she said something like âwhen do you think the market is going to crash and home prices are going to be affordable again?â I said, âAffordability is relative. What do you consider affordable?â. She replied, âLike $250,000â. I replied that, first of all, I am not expecting the market to âcrashâ any time soon (That is another conversation for another day), and secondly, I find it highly unlikely that home prices will ever get down to the $250k range again in this area (or anywhere else in Oregon for that matter). We are, however, currently seeing a slowdown where price growth has flattened and even dropped and itâs a great time to negotiate on a property.
Letâs take a closer look at what is out there for âaffordable homesâ in Central Oregon. When I think affordable homes in this area, Iâm looking at price range of $400k to $600k since there is very little that is lendable under $350k although they are possible to find. Once again, affordability is relative, so Iâll try to break down whatâs available and realistic in each price range. There are 1,174 homes available in Central Oregon (Bend, Redmond, Sisters, La Pine, Terrebonne, Madras, Prineville, and Gilchrist). This is just stick built or framed single family homes and doesnât include condos, townhomes, or manufactured homes. That number jumps to 1,739 homes when you include these other home categories.
