In 2026, the standard metric for industrial real estate has officially flipped. For decades, we talked about square footage and ceiling height. Today, sophisticated tenants aren't asking about the footprint—they’re asking about the Amps, the Fiber, and the Transformer.

Having brokered the arrival of Meta (Facebook) to Prineville in 2009, I’ve watched this "Power Race" unfold from the front row. Whether it's high-performance compute clusters, advanced manufacturing, or the "Data Center Halo" effect, the ability to secure Firm Capacity is now the primary currency of Central Oregon real estate.

If a building doesn't have the electrical infrastructure to run modern equipment, its location is secondary.

Bend New Construction Pricing Snapshot (2022+ | 4+ Bed | Under $700K)

Recent data shows most newer 4+ bedroom homes under $700K are clustering between $250–$290 per square foot, with limited inventory pushing above $330/SF.

When broken down by builder, clear pricing tiers emerge:

• DR Horton shows the widest pricing range and highest variance
• Franklin Brothers and Hayden Homes cluster tightly in the high $270s–$290s
• Lennar trends lower, generally mid-$250s
• Higher-end builders reflect elevated per-square-foot positioning

This reinforces an important point:

“New construction” is not a single pricing category.
Builder brand, finish level, lot placement, and product type materially impact value positioning.

In a tighter inventory environment, price-per-square-foot compression and builder segmentation are key indicators of competitiveness.
