A question we hear a lot: who pays for what at closing?

The short version is that it is split. Buyers and sellers each cover their own set of costs, and a few items in Oregon are customarily shared or spelled out in the contract.

Buyers typically handle their lender and loan costs, the lender's title policy, and recording the new documents. Sellers typically cover the real estate commission and the owner's title policy that protects the buyer. The escrow fee is customarily split between the two, and property taxes are prorated to the day you close so each side pays for the time they owned the home.

One nice surprise for folks moving here from out of state: Oregon has no statewide real estate transfer tax.

Every transaction has its own details, and these customs are negotiable in the contract, so the best way to know your actual number is to ask early, well before you are at the table. That is exactly what we are here for.

Closing day is simpler than most first-time buyers expect.

Here is your whole job. Bring a valid government photo ID. If money is due from you, it comes by wire or cashier's check, never a personal check for the big number. That is really it on your end.

One thing worth doing before you send a wire: call us at a phone number you already have, not one from an email, and confirm the wire instructions verbally. Wire fraud in real estate is real, and criminals are good at faking last-minute "updated instructions." A quick phone call to a number you trust is the best protection there is. If anything about payment instructions ever changes at the last second, treat it as a red flag and call us first.

Everything else is ours to carry. We prepare the paperwork, walk you through every signature, and make sure you understand what you are signing before you sign it. After 74 years of combined closings, we have seen it all, and our job is to make your part feel small.

From the title and escrow side, the easiest closings we are seeing in Central Oregon this July are not the headline-grabbing ones. They are quiet ones. Out-of-state wires landed on time. Clean preliminary reports with no last-minute curatives. Buyers who knew about the HOA, the easements, and the property tax timing before the contract was signed. The more an agent and a buyer know about a property before the offer is written, the fewer surprises wait for us at closing.

We saw it recently with a lot line adjustment where a neighboring property had quietly added to a seller's property along with an existing loan attached. Team Ward could pull the recorded deeds for the property(s) they might be considering to see if anything stands out.
