SOUND ON. An old loan, paid off years ago, but the lien was never released, and the lender is nowhere to be found. Maybe it was a private loan from a person or a small company that no longer exists. Maybe it was never paid off.

You cannot close until that lien is paid or released from the property, and if no one can find the lender, that takes real work. Yvonne searches public records and every other trail she can follow to track them down. Old private loans can take time, so if you are thinking about selling, start early. Months early.

Moving soon? Check the license before you hand anyone your stuff.

In Oregon, any company moving household goods for hire has to be certified by ODOT. In August, four companies were cited for operating without that certification. Other violations found in the same operation included no proof of liability insurance and no company name displayed on the truck.

Hiring an unauthorized mover can mean damage, overcharging or theft, and far less recourse when something goes wrong.

Before you book, look the company up on ODOT's authorized movers list, ask for proof of insurance, and be cautious of anyone with no physical address.

September closings are in. Redmond homes sold in a median of 33 days at a median price of $499,000, with closings up to 59 from 44 in August. Bend came in at $728,000 with a median of 38 days across 155 closings. Want something fresher? SOUND ON. Quick one before the October property tax statements go out. If you bought or moved this year, take two minutes to make sure the mailing address on your property is up to date. In Deschutes County, you can check it on DIAL, the county property lookup. A statement mailed to the wrong address is the kind of small thing that turns into a late fee.

Our first home, bought with an FHA loan and a whole lot of sweat equity.

Very little down, because we did the work ourselves. We stained every piece of woodwork, the cabinets, and painted inside and out. The landscaping and the decking were on us, too.

Four decades later, we still remember exactly how it felt to sign for our first home. That is the moment we get to be part of now. Every closing we handle is someone stepping into a home that will hold many memories.

SOUND ON! This one is a follow-up to our escrow tip: if your taxes and insurance get built into your monthly payment, what about your HOA dues?

Those are different.

They are billed directly by your association on its own schedule, and you remain responsible for paying them directly.

The week you close, set a reminder for your first HOA payment so it does not slip during a move.
