One of the things I've been hearing more often when showing homes isn't about the kitchen, the square footage, or the finishes. It's this: "It just feels right."

Let’s talk real estate strategy. 🙂 Buydown usually comes into play when we’re talking through financing options and ways to make your monthly payment more comfortable. A buydown is a way to lower your interest rate by paying upfront at closing.This can be done by the buyer, the seller, or even the builder as an incentive.

For example, let’s say you’re offered a 2-1 buydown. Your rate might be 6.5%, but in year one you pay closer to 4.5%, then 5.5% in year two, before settling into the full rate.

That lower rate means a lower monthly payment early on, which can make the first couple of years more manageable.

In some cases, sellers use this as a strategy to make their home more appealing without lowering the price.

Everyone shows up online a little differently. For me, it’s never been about being the loudest voice or trying to stand out just for the sake of it. Truthfully, that's never been my approach because it doesn't feel authentic to me. I’m here because I genuinely love this community and the people in it. I’m here to represent my clients well.
