Who’s ready to take advantage of today’s market?

Fall 2026 buyer trends 🍂🏡

The market looks a little different than it did a few years ago, and buyers are adjusting right along with it.

We’re seeing buyers take more time, negotiate more, pay closer attention to the monthly payment, and get creative with things like seller concessions and rate buydowns.

And maybe one of the biggest shifts? Buyers don’t necessarily need the *perfect* market anymore, they’re looking for the right opportunity for their specific situation.

Every buyer’s strategy looks a little different, but understanding what’s happening in the market can make a big difference when it’s time to make a move.

Curious what this could look like for you? Let’s chat. 🍂

It’s true.. you can add on later, share bedroom, create an alternate guest quarters. But you can’t change your neighbors, the walk out your front door or your commute.

Choose wisely 🙌🏼

Maybe next year is the right answer. Maybe it isn’t. But it never hurts to know your options.

What would your home be worth? What would your payment look like? What could you actually afford in today’s market?

Sometimes getting the information is the first step. No pressure, no commitment. Just a conversation. 🏡

Buying a house can feel overwhelming, but it doesn’t have to. Here are a few things I’d want every buyer friend of mine to know before getting started 🏡

Central Oregon real estate update ✨

August saw a decrease in prices in all areas while inventory stayed steady through each area.

Redmond saw a decrease in days on market.. is Redmond the spot to be?!

“The ample supply of homes for sale on the market is giving homebuyers better opportunities to negotiate.”
— Lawrence Yun, NAR Chief Economist

This is one of the biggest shifts buyers should be paying attention to right now. 👀

More homes on the market means buyers have more choices. And when you have more choices, you don’t necessarily have to feel pressured to jump on the first house you like or compete with multiple offers just to get your foot in the door.

That can create opportunities to negotiate on things like:

🏡 Price: especially when a home has been sitting on the market
💰 Seller concessions: potentially toward closing costs or a rate buydown
🔧 Repairs: asking the seller to address certain items after inspection
📋 Terms: sometimes buyers can negotiate timelines, contingencies or other contract terms

But here’s the important part: more inventory doesn’t mean every seller is desperate or every home is negotiable.

A well-priced, desirable home can still move quickly, while an overpriced or less competitive property may give a buyer significantly more leverage.

That’s why looking at the local market and the individual property matters so much more than simply listening to national headlines.

If you’re thinking about buying, this could be a market where having a strategy matters just as much as having a pre-approval. 🤍

Wondering how much negotiating power you might have in today’s market? Let’s talk. DM’s are always open - or text/call for a quicker response!

A first showing can be sensory overload.

You’re walking into a space you’ve never seen before while simultaneously trying to picture your life there, notice the layout, remember what your agent just told you, look past the seller’s furniture, mentally calculate renovation costs and somehow decide if you can see yourself living there.

That’s A LOT.

So if your first reaction is, “I don’t know..”, that doesn’t automatically mean it’s a no.

Sometimes the best thing you can do is take a breath, walk through it a second time and give yourself a little space to process.

And the good news is, todays market is generally allowing buyers the time to do that.
