Some homes just feel extra special. 🤍

This family moved to Bend from Florida last summer and spent the past year renting while they got settled, explored the area, and figured out exactly where they wanted to put down roots.

With kids in the Summit school district, staying within the Summit boundary was an important part of the search. After taking the time to really understand what they were looking for, we found the place that checked the boxes and more importantly, felt like home.

It was such a sweet experience helping this family find their place in Bend, especially knowing their family now has a home to truly call their own for these last few years all together under the same roof.

Maybe you’ve heard appraisals are getting an update 🏡

You may have heard that appraisal requirements are changing, so here’s the quick version without all the industry jargon:

Starting November 2, 2026, Fannie Mae and Freddie Mac will require new appraisal reports to use a redesigned system called UAD 3.6

The goal is to make appraisal reporting more standardized, detailed and data-driven. The familiar appraisal forms are being replaced with a new, dynamic report.

Does this mean homes will suddenly be valued differently? Not necessarily. The biggest change is how the information is reported and reviewed, not simply a new formula for determining your home’s value.

For buyers and sellers, this is something to be aware of as we head into 2027 but there’s no need to panic. The transition is already underway and lenders/appraisers are preparing for the change.
