Up to 70% of Vermont homes were built pre-1978, with roughly a quarter dating back before 1939. While I love the charm and character of our state’s historic properties, there are several additional risks to consider when looking at older homes. Here’s a few:

• Lead-Based Paint⚠️ Lead-paint was very commonly used in houses until it was banned in 1978. Ingesting lead-paint can be dangerous to your health, especially for children! Buyers should know that sellers are required to disclose any known presence of lead-paint, and that the danger of lead-paint can be effectively mitigated at low-cost through a method called encapsulation.

• Outdated Electrical & Plumbing Systems⚠️ Older homes, especially pre-1940s, may have outdated electrical systems, including knob-and-tube wiring, and plumbing systems that don’t meet modern standards. These can pose safety risks and demand costly updates.

• Foundation & Structural Issues⚠️ Over time, the foundations of older homes can settle or shift, leading to uneven floors, cracked walls, etc. However, not all foundation issues are born equal. What might look like a major issue to you may be a cheap fix, while something that looks benign could cost a fortune. That is why it is always important to get a home inspection before you buy!
