Your home's price point is the real story right now, more than anything you're hearing in national headlines. Let's map out exactly where your house fits in this split market and build a pricing strategy that gets you the speed and price you're after.

Ask a couple people how the housing market is doing and you’ll probably get a couple different answers. That’s because right now, the market runs on 2 very different tracks, split by price point.

Homes priced at $1M+ saw sales jump 14.8% compared to last year, even as the overall housing market cooled off. That’s according to the latest data from NAR.

If you’re sitting on a high-end property, this is a good time to be selling. Buyers with serious budgets are active right now, and well-priced luxury listings are moving fast.

Not sure how this applies to your house or our market? Drop a comment or send me a DM, and let’s figure it out together and build a plan that gets you the speed and price you’re after.

As more data centers pop up, they're becoming another piece of the puzzle buyers and homeowners need to understand.

Have a data center nearby or one coming soon? Let’s talk about what it could mean for your home or your next move.

Data centers probably weren't on your list of things to think about when buying or selling a home.

Data centers are showing up in more communities, and naturally, homeowners and buyers want to know what that could mean for nearby houses.

One of the biggest concerns that comes up is home values. But research from HousingWire found that areas with large data centers generally saw home values track similarly to comparable areas without them.

That doesn't mean proximity never matters. Noise, infrastructure, future development, and potential utility costs are all worth considering.

But a data center nearby isn't automatically bad news for your home's value.

Have one near you or one coming soon? Let’s look at what it could actually mean for your home and your neighborhood.

With remote work, where you live can be your decision instead of your employer's. And that puts more affordable places within reach.

Want to explore where that could take you? Let's connect.

For most first-time buyers, the hardest part of buying a home is making the numbers work. You budget, you save, and the finish line still feels far away.

First-time buyers, your remote job might give you a homebuying advantage you haven't thought about.

If you can work from anywhere, you can buy just about anywhere, too. And searching in a lower-cost area could mean more homes within your budget. It could also mean spending less on everyday things like gas and groceries after your move.

These states are some of the spots where your money may go the furthest, but they aren't your only options. Every state has pockets with better affordability.

A local agent can match your budget and lifestyle to a shortlist of areas, whether that's a new state or somewhere closer to where you already live. Let's connect and start building yours.

Do you realize how much pull you have right now as a buyer?

There are more sellers than buyers on the market right now. That means a lot of sellers know they’ll have to compromise a bit to get their house sold, which leaves you room to negotiate on price and terms.

Of course, exactly how much room you have depends on where you’re looking. But more and more markets are trending in favor of buyers, so let’s chat about what’s going on in our area.

Send a DM, and we’ll turn your negotiating power into a set of keys.

You probably think as a general rule of thumb, brand new homes costs more than existing homes. But right now, that's backwards. This shows just how much.

A newly built home costs about $40k less than an existing one right now. That's because builders are cutting prices and piling on incentives to keep their inventory moving.

And that opens up a window for you to get brand new everything for less than you may expect.

DM me if you want a list of nearby new home communities offering deals like this right now to see if a new build may be in your budget after all.
