It’s that time of year again. If you have not disconnected your water hose from your exterior hose bib (i.e.: spigot, water hydrant, etc), then you should before temperatures drop below freezing. Having a frost free hose bib isn't always enough to prevent it from freezing. Water trapped in the hose bib can freeze and potentially work its way further into the pipe resulting in added pressure and potentially burst. Don't procrastinate, get out there and disconnect those water hoses...

10 Tips to Speed Up Your Home Inspection

Speed up your home sale by preparing your home ahead of time using the following tips. Your home inspection will go smoother with fewer concerns, and your realtor will thank you!

1. Insure water, electrical and gas services are on and operable.
2. Make sure pets won’t hinder your home inspection. Ideally, they should be removed from the premises or secured outside.
3. Replace burned-out light bulbs.
4. Test smoke and carbon-monoxide detectors, and replace dead batteries.
5. Clean or replace dirty HVAC air filters.
6. Move stored items, debris and wood away from the foundation. These may be cited as conducive conditions for termites.
7. Remove items blocking access to HVAC equipment, electrical service panels, the water heater, attic and crawlspace access areas.
8. Unlock any locked areas that your home inspector must access, such as the attic door or hatch, the electrical service panel, the door to the basement, and any exterior gates.
9. Trim tree limbs so that they’re at least 10 feet away from the roof. Trim any shrubs that are too close to the house and can hide pests or hold moisture against the exterior. If necessary, hire a professional.
10. Repair or replace any broken or missing items, such as door k***s, locks and latches, window panes and screens, gutters and downspouts, and chimney caps.

Does your home have corded blinds? Did you know window covering manufacturer products must either be cordless or have short, inaccessible cords as of December 15, 2018? This is to prevent injuries to infants and young children. However, corded window coverings are typically available via custom order for those who require them (i.e.: people with disabilities, windows in hard to reach areas, those short in stature, etc). If you have infants and/or young children, and your home has corded window coverings; please consider replacing them with ones that are cordless or have inaccessible cords. Clothes taking a long time to dry? How about a burning smell or excessive amount of lint at dryer lint filter/tray. If you notice any of these conditions, then its time to have your dryer exhaust line cleaned.

A clogged dryer exhaust line may increase drying times/utility bills, and decrease dryer life span. Additionally, dryer vents accumulate highly flammable lint, and failure to clean out lint is the leading cause of dryer fires. Cleaning frequency depends on number of house hold occupants and dryer usage, but industry standard is once a year.
You may contact a plumber, chimney sweep, anyone who cleans HVAC ducts, or a handy man to perform this service. Fees range so call around, but the average cost is about $125.

One last tip, the flexible transition hose between the dryer and the wall outlet should be aluminum flexible duct. Do not use the plastic, vinyl, or even foil.
