“Should I buy a house now… or wait?”

Translation:
“Am I about to make a terrible financial decision that Future Me will bring up in therapy?” 😅

Fair question.

Here’s the not-very-Realtor-ish answer:

Maybe you should wait.

Buying a house right now makes sense if you can comfortably afford the actual monthly payment, you have enough cash left after closing to still live your life, and you plan to stay put long enough for buying to make sense.

But if the payment makes you slightly nauseous every time you look at it?

Wait.

If buying means draining every dollar you have just to get the keys?

Wait.

If you’re counting on interest rates dropping soon so you can refinance and then afford the payment?

Definitely wait.

But here’s the other side…

If you’re financially ready and you’re waiting because you’re hoping for the magical moment when rates drop, prices drop, sellers panic, and you’re the only buyer who notices…

I wouldn’t build a financial plan around that particular unicorn. 🦄

There are buyers getting good deals right now precisely because other buyers are hesitant. Homes are sitting longer. Some sellers are negotiating. Price reductions are happening. And buyers have a little more room to breathe than they did when everyone and their mother was fighting over the same house.

The question isn’t really:

“Is this the perfect time to buy?”

It’s:

“Is this a good time for ME to buy?”

Those are two very different questions.

And I will happily tell you if my answer is not yet.

That’s kind of the whole point.

Hey Northwest Arkansas — can we please stop doing this?

“We’ll just price it $20,000 high so we have room to negotiate.”

No.

That is not room to negotiate. That is room for your house to sit on Zillow and think about what it’s done. 😂

Here’s what actually happens.

Your first couple of weeks on the market are your golden window. Serious buyers have alerts turned on. They’re watching. They know what’s hitting the market.

So if your home should be around $400,000, but you list it at $425,000 “just to see what happens”…

I’ll tell you what happens.

The buyers searching up to $400,000 may never see it.

And the buyers shopping around $425,000 DO see it — but now they’re comparing your house to actual $425,000 houses.

And suddenly your house is the weird one in the group project.

So they move on.

Then we hit week three.

Week four.

And now buyers aren’t thinking, “Ooooh, I bet they left us some negotiating room.”

They’re thinking…

“What’s wrong with it?”

Nothing! Nothing may be wrong with it!

Except we accidentally gave your perfectly nice house a Zillow criminal record.

And once those days on market start stacking up, buyers get brave.

Now instead of offering you a reasonable amount below asking, somebody comes rolling in $40,000 under asking with a request for closing costs, their home warranty, your refrigerator, and possibly your firstborn.

THAT is when you lose negotiating power.

Pricing correctly from the beginning doesn’t mean giving your house away.

It means putting it in front of the RIGHT buyers while it’s fresh, creating urgency, and giving yourself the strongest negotiating position possible.

So sellers, please:

Stop pricing high because “we can always come down.”

You can.

But sometimes the market comes down faster.

Sellers:
“I lowered the price. Surely someone will buy it now.”

Buyers:
“Cute. What’s the interest rate?”

Sellers:
“Okay… I lowered it AGAIN.”

Buyers:
“Still doing math.”

Interest rates:
👁️👄👁️

And meanwhile, Northwest Arkansas this week:

645 new listings entered the chat.
701 sellers said, “Fine. How about THIS price?”
393 buyers actually went pending.

That pretty much sums up our market.

The interesting part is that I don’t think buyers have disappeared because they don’t want homes. A lot of them simply can’t make the monthly payment make sense at today’s combination of home prices + interest rates.

And sellers? They’re discovering that buyers have options now. If a house needs flooring, paint, updating—or is simply priced a little too optimistically—buyers are much more willing to say “nah, I’ll go look at the other one.”

So we’re in this weird little stalemate.

Sellers are adjusting.
Buyers are waiting.
And everybody is staring at the mortgage calculator like it personally offended them. 😂

Market Reality: There are opportunities here, but this is absolutely not a “throw a sign in the yard” or “wait for rates to magically fix everything” market.

You need to know your numbers.
