Despite longer time on the market we are continuing to see year over year appreciation in both Benton and Washington Counties. It is interesting to see that expired and withdrawn listings have nearly doubled though. This means that some sellers are still striving for the market we had two years ago and overpricing their homes while buyers are more discerning and only willing to pay fair market value.

There is no doubt that the market is changing but it is still strong. There are three months of inventory now compared to three months this time last year. Average days on market is 81 versus 78 this time last year. The biggest impact that we are seeing is in expired and withdrawn listings which are up from 58 to 109 but median sold prices have not dropped which likely means that sellers who were less motivated and just wanted to see if they could get a crazy high price are probably dropping out of the market as we begin to stabilize.

Angela has always had a passion for home ownership and began combing the real estate pages for properties when she was 18 years old. In 1998, she married her husband Claudio, a successful local contractor, and they have been a close knit team ever since. Her love of homes and firsthand experience with remodels and additions made it a natural transition to obtain her real estate license in 2001. Since that time, she has had the honor of assisting hundreds of clients buy and sell their homes, rental properties and rehab projects.

In 2008, Angela returned to college to obtain her MBA in Marketing degree at Marylhurst University. This degree has allowed her to hone her marketing skills and deliver top notch service to her sellers. She is a skilled negotiator adept at securing the best possible terms for her clients and savvy at navigating the real estate transaction as a whole.
