I know, I know… interest rates aren’t the BEST right now. Don’t be afraid—let’s talk about five ways to get this number as low as possible!
📉 DEBT-TO-INCOME RATIO: A DTI of 36% means that only 36% of your income goes towards debts each month (rent, utilities, car payments, student loans, etc.) If you want a better shot at a mortgage, reduce your debt or get your money up!
💰 DISCOUNT POINTS: A great way to reduce your interest rate over the life of the loan. Do note that the less you buy, the less you save. One discount point may only subtract $50 off your monthly payment—make sure to throughly understand how many you wish to buy and exactly how much they’ll save you.
💳 CREDIT SCORES: 740 is considered a “Great” credit score and can unlock the most opportunity for homebuyers to find a lower or adjustable interest rate. Even if yours is lower than that, the minimum score for a conventional loan is typically 620 AND other assistance programs are even more forgiving. 🏠 BUILDER INCENTIVES: Schuber Mitchell is offering Northwest Arkansas homebuyers up to $25K in “flex cash” towards whatever they’d like—appliances, interest rate buydowns, or closing costs.
