Good morning everyone,
Today I wanted to share a story of a recent termination and why you should hire a good home inspector.
Have you ever heard of POLYBUTYLENE SUPPLY PIPING?
Imagine you are a single parent who has been saving money for months, you find a home you make an offer on, you get it inspected and the inspector finds Polybutylene piping in the home.
We asked that the seller replace the piping with a material that was safe and reliable, they refused and we terminated. Sometimes an issue is so significant that there isn't anything else to talk about. Buying and hoping something like this doesn't fail is a recipe for ruin, especially with some many homes that don't use this material.
When you search polybutylene piping this is what you find:
Polybutylene supply piping is a flexible gray or blue plastic water pipe used in millions of homes built from 1978 to 1995. It degrades when reacting with public water disinfectants like chlorine, causing structural weakness, sudden leaks, and major property damage. Complete replacement with PEX or copper is strongly advised. source: https://www.nachi.org/pb.htm
So shout out to one of my favorite home inspectors, Dylan Harris with Ark of Assurance Inspections for saving my buyers a potential major headache!

It was inexpensive and offered plenty of advantages over other materials, such as flexibility, ease of installation, resistance to freezing. Pipes made from polybutylene were installed....
