First impressions matter. 💎🏚️

The steps set the stage.

Inside, the basement showed evidence of mold and past flooding, with plumbing leaks adding to the story.

Will this house get away with murder?

Vibe check—it doesn’t matter if your main distribution panel was installed in medieval times, there are some principles that stand the test of time.

1.) You should never double tap your main lugs. Lugs are engineered for one cable; cramming two in there creates a loose connection that leads to arcing and overheating. Since this is on the ‘line side,’ you’re drawing raw power with zero breaker protection. ⚡️🔥

2.) A main breaker should be present if it requires more than six movements to shut off power. Even by legacy standards, the ‘Rule of Six’ was the limit. If a firefighter or homeowner can’t kill the power in six throws or less, you’ve lost the race against an emergency.

3.) Service grounds aren’t equipment grounds. You might see a couple of bare copper wires in the back, but those are your system grounds—not for your outlets. Without dedicated equipment grounding conductors in that Romex, those three-prong outlets throughout the house are a lie. 💀

This panel isn’t a ‘vintage find’—it’s an electrical emergency waiting for a spark. Get an inspection before your house becomes history.

Welcome home! Now get your rot addressed. 🪵🔨

This door frame assembly is doing its best impression of a sponge, and spoiler alert: sponges make terrible door frames. If your threshold looks like a science experiment, it’s time to stop painting over the problem and start cutting it out.

Don’t wait for the door to stop closing—fix the wick before the house throws a fit.

You never know what you’ll find on an inspection…

This radon mitigation system had a fan installed inside the basement and vented out the side wall. Here’s why that matters:

🔹 𝗖𝗼𝗻𝗱𝗶𝘁𝗶𝗼𝗻 𝟭: Fan installed inside the basement

• Any leak could release highly concentrated radon gas directly into the living space
• Radon is odorless and invisible, so occupants wouldn’t know they’re being exposed
• Increases health risks instead of reducing them

🔹 𝗖𝗼𝗻𝗱𝗶𝘁𝗶𝗼𝗻 𝟮: Exhaust vented out the side wall

• Radon decay products discharged too close to windows, doors, or breathing zones
• Current standards require exhaust above the roofline to disperse safely
• Side‑wall discharge risks re‑entry into the home

🏠 Built in ’87, system tagged from 2002… but we inspect to today’s standards to keep families safe.
