Every listing starts with questions — here are the ones I hear most before sellers decide to sell:

- “What’s my home actually worth in today’s market?”
- “Do I need to fix everything before listing, or just the big stuff?”
- “Should I renovate first, or sell as-is?”
- “How long will this actually take?”
- “What’s this going to cost me — commission, repairs, closing costs?”
- “What if something’s wrong with the house that I don’t even know about?”

My series of home maintenance advice: or what started with ONE tiny gutter leak.

Just a drip. Barely noticeable. And you tell yourself you’ll “get to eventually.”

Fast forward a few decades and that little drip had thrown an all-you-can-eat buffet for termites.

Here’s what happens when water sneaks in and nobody’s watching:

- Leak drips behind the stucco for YEARS, undetected
- Wood framing stays damp = termite paradise
- Termites move in, start snacking on the framing around the garage and stucco
- Staircase? Compromised. Full replacement.
- Framing around the garage door? Also compromised. Full replacement.
- Framing underneath stucco? You guessed it — gotta come out too.

One small leak = a full structural demo derby.

The moral: that “tiny” drip you’re ignoring right now is not tiny. It’s a termite dinner bell.

Go check your gutters. Today. Not next weekend. TODAY. And if you want to know what else to be on a lookout when you buy a house, reach out! I have so much more to share.

Can you spot the condo owner who said, “Fine. I’ll do it myself.”? Saw this building in Bulgaria and immediately thought about HOAs. We complain about HOA rules and fees… until we see what happens when everyone is responsible for their own little piece of the exterior.

A good HOA may not be glamorous, but shared maintenance can be a beautiful thing.

And yes, this also made me think about East Bay condos in a whole new way.

Today was one of those days where you rush your way around, trying to fit too many tasks — and somehow it’s already time to pick up my daughter.

On the drive, I felt it again. That thing. Time going too fast and you just can’t slow it down.

And I kept thinking — if I knew then what I know now, I would have bought on a different street. Right here in Kensington, where you can just... walk to school.
No car. No rush. Just there for all of it.

Here’s what I’ve learned: a home doesn’t have to be forever to be exactly right. The right home is the one that fits this season of your life — and for a season with young kids, being able to walk to school, to the park, to the library, to the same summer camp with the same friends every year? That’s everything.

Someone gets to call this home. I hope they are really happy.

One thing I’ve learned from seeing countless renovations — do not skip the bathroom niche.
It will change your life. No more shampoo bottles lined up on the edge of the tub like they’re waiting for a bus.
Think of it this way: a kitchen without cabinets is just a room with a stove. A bathroom without a niche is a missed opportunity — and honestly, a little bit of a crime.
If you’re remodeling, this is your sign. Build the niche. You’ll thank yourself (and me) every single morning.
