I always thought real estate investing required a down payment I didn't have.
Then I found out fractional investing is a thing.

So when people would say "invest in real estate" I just assumed that wasn't for me. You need a down payment. You need a mortgage. You need more money than I have.

Then I found out fractional investing is a thing.

Eight years as a landlord taught me one thing: passive income isn't passive if you're the one managing it.

Maintenance calls at midnight. Vacancies you didn't plan for. Contractors who don't show. Decision fatigue that never stops.

That's what pushed me toward fractional investing. Not because it sounded exciting because I wanted my time back.
Student housing made sense to me specifically because of the demand structure. Universities like UC Berkeley, Rutgers, and UMass Boston bring in thousands of new students every year. The demand doesn't depend on the economy.
