A few years ago my wife asked me a question that changed my finances.

I had been spending all my free time studying real estate. Touring houses. Walking neighborhoods. Running numbers on deals I had no intention of buying.

She finally said: "You spend so much time doing this anyway. Why don't you get paid for it?"

Fair point.

So I got my real estate license in 2020.

First year, I lost money. Turns out "I really like looking at houses" is not a business plan.

But I kept going. Started a tax practice two years later. Went back to school for tax law while still working clinical shifts.

Today I practice medicine three days a week instead of full time β€” and I have more control over my life than I did when I was earning every dollar from a paycheck.
