This one took patience.

After touring more than 50 homes together, we never forced it. Never convinced ourselves a house was “close enough.” We kept refining, stayed disciplined, and waited for the one that actually made sense.

When the right property on Rheem came along, we moved decisively and secured an incredible value for my buyers.

Everyone’s waiting for something right now.
Rates. Headlines. More certainty. A sign.

And around moments like this, I keep hearing the same question:
“Should we just wait?”

But one of the more interesting things happening in the Inner East Bay is this:
The market isn’t paused.
Buyers are taking longer to decide.�Sellers are asking more questions.�Everyone feels more intentional.
But once decisions get made?
Things move fast.

The homes that feel complete, priced correctly, and aligned with what buyers want are still attracting attention.

That’s why this market can feel contradictory:�One home sits.�Another receives multiple offers.

That isn’t randomness. It’s selectivity.

Big congratulations to Lynda and her clients on getting into escrow in the highly sought-after West Berkeley.

Berkeley remains one of the most competitive housing markets in the country. Inventory is incredibly tight, demand remains strong, and the best homes are moving quickly with serious competition.

That’s why representation matters.

Lynda did an exceptional job helping her clients navigate this process with a smart, steady approach from beginning to end. Knowing how to position an offer, communicate effectively with the listing side, move quickly when needed, and guide clients through a fast-moving market is where experience really shows up.

That’s what’s happening right now in the Oakland and East Bay real estate market.
You might be hearing that prices are down slightly this year.

That’s true, but it’s not the full story.

What’s actually changed is this:
A few years ago, the market did a lot of the work for you.

You could overprice a home, skip some of the prep, or write an average offer… and still end up in a strong position. That’s not the case anymore.

Now, outcomes are much more tied to the decisions being made.

Some homes are still getting multiple offers and moving quickly. Others are sitting or needing price adjustments. Same market. Very different results.

For homeowners, this means preparation and pricing matter more than ever.

For buyers, there are opportunities—but not across the board.

The difference is knowing how to read the situation before you act.
