🎁 THINGS BUYERS DO NOT WANT AS A CLOSING GIFT…

An old mattress.
Half-empty paint cans.
Broken lawn furniture.
A mystery pile in the garage.
Tires behind the shed.
And 14 things you “thought they might want.” 😂

Here’s the rule:

If the buyer didn’t agree to keep it, take it with you.

And saying, “Well, that was here when I bought the place,” does not make it the next owner’s problem.

The final walk-through includes the whole property — house, basement, attic, garage, sheds, yard… all of it.

❄️ Selling this winter?

Clean the yard before the snow covers everything up. Spring has a funny way of uncovering all those “forgotten” items, and that can create issues after closing.

Bottom line:

Don’t leave the buyer a surprise scavenger hunt. 😂

If something is staying behind, make sure it is agreed upon by both sides and put it in writing.

🏡 HOME SELLER TIP: FHA & HANDRAILS 🏡

Thinking about selling your home? Here’s a small item that can become a big last-minute headache when your buyer is using FHA financing.

🪜 Check your stairs and handrails!

If you have three or more steps without a handrail, it’s a good idea to address it before the FHA appraisal. Missing or unsafe handrails can be flagged as a potential health and safety concern.

✅ Check interior stairs
✅ Check basement stairs
✅ Check front and back steps
✅ Make sure existing handrails are secure

Important: FHA does not have a blanket federal rule that specifically says “three steps or more require a handrail.” FHA requires the property to meet health, safety, and security standards, and the appraiser may call out missing handrails when they present a safety concern. Local building codes and lender requirements may also apply.

If a repair is required, it could mean installing the handrail and having the property re-inspected before closing.

💡 Seller Tip: Take care of these small safety items ahead of time. A simple repair today could help prevent a delayed closing tomorrow!

🏊‍♂️ BERLIN, NH HISTORY — THE BERLIN MILLS POOL!

The Berlin Mills Pool was located at the corner of Main Street and Eleventh Street in Berlin, in the old Berlin Mills section of the city.

Construction began on May 19, 1936, through the National Youth Administration, and the new public pool officially opened on July 4, 1936, at 10:00 a.m. 🇺🇸

The pool measured approximately 70 feet by 80 feet and ranged from 2 to 7 feet deep.

At the opening ceremony, local youth Donald Henderson and Geraldine Pinette spoke on behalf of the young people who helped build the pool. Geraldine Pinette then became the first person to swim in it! 🏊

One part of the pool’s history is a little harder to pin down: the exact year the Berlin Mills Pool closed has not yet been confirmed. Historical records do refer to the pool and bathhouse as later being abandoned, but I have not found a reliable source that gives the exact closing date.
